Cancellation and conditions <\/b><\/span><\/p>

If the tenant <\/span>cancels (terminates) the contract before the start <\/b><\/span>of the rental period, the following pro rata rents (excluding final cleaning) are to be paid as compensation, taking into account the expenses saved, unless otherwise agreed <\/span><\/p>

90 days before the start of the rental period: 10% of the rental price \/\/ 60 days before the start of the rental period: 30% of the rental price \/\/ 30 days before the start of the rental period: 90 of the rental price \/\/ later than 30 days before the start of the rental period: 100% of the rental price. Nevertheless, the Lessor shall endeavour to let the rental object to another party. <\/span><\/p>

If the <\/span>guest interrupts his stay prematurely<\/b><\/span>, he remains obliged to pay the full rental price. A cancellation or termination can only be made in writing, the date of receipt of the declaration by the Lessor is decisive. <\/span><\/p>

The <\/span>rent <\/b><\/span>over the fixed period is the rent agreed on www.casa- ancarano.de (including additional costs for electricity, water, hot water, internet). Not included in the rent are telephone, heating; not included is a travel cancellation insurance. <\/span><\/p>

All fellow travellers <\/b><\/span>(max. 8 persons) are obliged to give their <\/span>personal identification upon arrival <\/b><\/span>and a valid <\/span>telephone number <\/b><\/span>where they can be reached during their stay. <\/span><\/p>

For the period of the tenancy a <\/span>deposit of 350,00 \u20ac <\/b><\/span>will be deposited on the account of the landlord, this deposit will be returned to the tenant after the termination of the tenancy and after the final cleaning and inspection of the property, provided that no damages are to be paid or other agreements have been made. <\/span><\/p>

The guest rooms on the upper floor (living room, kitchen, two bathrooms, four bedrooms) and the associated garden are rented out exclusively for use as a holiday home. There is no claim to use beyond the agreed period. Not included in the holiday home rental is the use of the seminar room on the ground floor. The landlord reserves the right to access the guest rooms and garden for maintenance and care. <\/span><\/p>

Free internet access, washing machine and dishwasher are also available. Linen (bed linen, towels, etc.) are to be provided by the tenant himself – or can be booked additionally for a one-time fee <\/span><\/p>

The contractually agreed days and times for arrival and departure must be observed. Please contact the landlady in time before your arrival. <\/span><\/p>

Rental is <\/span>exclusively to the contractual partner <\/b><\/span>and named fellow travellers. <\/span>Subletting is not permitted<\/b><\/span>. Further holiday guests are not permitted, unless otherwise agreed with the lessor. The bringing of pets is to be arranged with the landlady. <\/span><\/p>

The tenant undertakes to treat the rented object and inventory with care and with due diligence. The <\/span>house rules <\/b><\/span>“Handbook Casa Ancarano” and their observance is part of the rental contract. <\/span><\/p>

Damages are to be reported to the landlord immediately. The tenant is obliged to leave the house and inventory in the found condition and to leave the house in a clean condition. The tenant undertakes to hand over the kitchen in a cleaned condition (this includes cleaning the stove, refrigerator, all dishes) and to take back all personal belongings brought along. No liability is accepted for forgotten items. For the disposal of objects and garbage additional costs can be charged. The tenant is liable for damages caused by him or by third parties who are in the rented property with his consent. These are to be reported to the landlord immediately. The landlord is only liable in case of intent or gross negligence. <\/span><\/p>

On the day of his departure<\/b><\/span>, the tenant undertakes to hand over the <\/span>keys <\/b><\/span>handed over to the landlord\/landlady or to duly comply with the agreements made. <\/span><\/p>

The rental is private and not commercial<\/b><\/span>. The landlord is not a tour operator, there is no travel contract, but a limited and purpose-bound rental contract. Casa Ancarano is a private household and is not subject to any comfort categories as they are common in boarding houses and hotels. The rental contract does not include any services. <\/span><\/p>

Changes or additions to this contract must be made in writing. This also applies to the change of the written form clause. Should individual provisions of this contract be invalid or unenforceable or become invalid or unenforceable after the conclusion of the contract, the validity of the contract as a whole shall not be affected. The invalid or unenforceable provision shall be replaced by a valid and enforceable provision which comes as close as possible to the economic purpose of the invalid or unenforceable provision. The contract is subject to the law of the Federal Republic of Germany. <\/span><\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t

Non-smoking household<\/b><\/p>

\u2013 Smoking in the house is unfortunately not allowed. But in the garden and under the open sky there are many cosy corners for the cigarette break – as well as ashtrays (so please do not throw cigarette butts in the meadow or on the ground).<\/p>

Privacy<\/b><\/p>

\u2013 For the guests there is a large table under the tamarisk with awning, with light, electricity and water basin, as well as garden chairs, sunbeds – please keep the threshing floor in front of the private living room free. However, this is very simple, because there is plenty of space for everyone!<\/p>

Security<\/b><\/p>

\u2013 Please always lock windows, front door and gate. The area is safe, but there are occasional thieves in summer: 5 minutes is enough to steal your laptop or mobile phone.<\/p>

Biological Sewage System<\/b><\/p>

\u2013 The house has a biological septic tank, so please do not throw hair, tampons etc. into the toilets, also do not dye hair, use chlorinated or chemical detergents. Biological detergents and dish liquid are available.<\/p>

Garbage<\/b><\/p>

\u2013 The garbage collection service comes to the house on different days to collect plastic\/metal; residual waste; glass; paper. On Sunday evening, please fill the grey bin with the residual waste and place it in front of the garden gate. The collection usually takes place around 5:00 am.<\/p>

Care & Cleaning<\/b><\/p>

\u2013 Please treat the pillows and bedspreads carefully during your stay and put them in the cabinet (not on the floor) when not needed. Also please do not use blankets, pillows or furniture from the house for garden or beach. There are cushions and pads for the sun beds, these are stored in the large chest on the house wall.<\/p>

Beds & Dimensions<\/b><\/p>

\u2013 The house has 4 bedrooms, each with 2 double beds (160 cm), 1 bedroom with 1 double bed (140 cm) and 1 bedroom with 2 single beds (each 80 cm wide, which can stand together or separately).<\/p>

Bed linen & towels<\/b><\/p>

\u2013 can be brought by yourself or can be booked for a one-time fee of 35,00 per person (sheets, pillowcase; towel and shower towel – not included are bath towels for garden or beach).<\/p>

Induction cooker<\/b><\/p>

\u2013 domestic power supply in Italy is weaker than in other countries, so please use the induction cooker gently. If all four plates are operated simultaneously, the fuse may blow (“forno”).<\/p>

Departure<\/b><\/p>

\u2013 Please leave the house swept clean. The final cleaning does not include room service and deep cleaning. Therefore, please also empty the stove and refrigerator and take back all objects (paddling pool, toys) and private food.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t\t\t\t
